Why Emergency Roof Repair Cannot Wait

A compromised roof allows water into the underlayment, roof decking, and attic space within hours of a storm. Once moisture reaches the interior structure, it spreads laterally along the sheathing and trusses, staining ceilings, saturating insulation, and creating conditions for mold colonization. The longer water intrusion continues, the more extensive the secondary damage becomes, and insurance adjusters document the progression. A leak that appears as a small stain on Monday can require ceiling replacement, truss repair, and mold remediation by Friday if left open to weather.

Immediate tarping and sealing stop the intrusion, protect the interior, and preserve your claim documentation. But not all emergency response is equal. Storm chasers tarping before an estimate may require you to sign work authorization forms that hand control of your insurance claim to the contractor. We prioritize containment first, documentation second, and never ask you to sign away claim authority before we have assessed the damage.

Florida's hurricane season brings wind-driven rain capable of lifting shingles, breaking tile, and tearing flashing from penetrations. The same wind that causes the damage accelerates water entry once the envelope is breached. Emergency roof repair in Orlando means containment within hours, not days, and transparent documentation that supports rather than complicates your claim process.

Immediate Response and Damage Containment

We respond within 24 hours of your call. Our first priority is stopping water intrusion. We deploy heavy-duty reinforced tarps secured with battens and fasteners that penetrate through to sound decking, not surface-tacked sheets that lift in the next storm. Tarping is billed separately from reconstruction work, and we return to inspect the tarp after severe weather to confirm it remains sealed.

Stephanie Craig wrote in her review: "They were the only company that tarped the roof (checked on it multiple times and through a storm) before giving me an estimate. Others were quick to give me a price but had no concern about the leak!"

Emergency tarping and temporary sealing are separate line items. We document tarp placement with photographs, GPS coordinates, and date stamps for your records and your insurer.

Diagnostic Inspection and Moisture Mapping

Once the roof is secure, we perform a full diagnostic inspection. Our crews walk every section of the roof, document missing shingles, lifted tiles, torn membrane, exposed underlayment, and damaged flashing. We use infrared thermal imaging cameras to detect moisture intrusion beneath the surface where visual inspection alone would miss it. Wet decking, saturated underlayment, and trapped water in flat roof assemblies all show as thermal signatures, and we map these zones before writing the scope.

Neil Allen described this in his review: "Since there was no visual damage on the surface of the roof, they used an infrared camera to determine that there was moisture penetration in a specific location that would not have been found without the tool."

We test for structural deflection in decking, check fastener pull-through in high-wind zones, and inspect roof-to-wall flashing, valley metal, and pipe boot seals. Every finding is photographed with measurements and written into the damage assessment report you receive before any estimate.

Transparent Documentation and Insurance Support

We prepare a detailed damage assessment report with photographs, measurements, material callouts, and code-compliance notes. This report is yours, and we provide it whether or not you contract the repair with us. We do not require you to sign a work authorization form before the inspection, a practice some contractors use to control the claim process.

Jessica Ellis noted: "8 out of those 10 companies (storm chasers) required that we sign a 'work authorization form' which I later learned is a scammy way of them getting to control the insurance claim to get more money. Roof Bear was 1 of the 2 companies that did NOT require anything to be signed nor did they ever even bring up my insurance claim."

If your insurer sends an adjuster, we attend the inspection at no charge to walk the damage with them, answer technical questions, and ensure the scope matches the actual condition. Lyle Dean wrote: "He made time to come and check out our roof, help tarp it up to keep any further water from penetrating and helped guide me in the insurance process."

Our goal is to document the loss accurately so the claim reflects the real cost to restore your roof to code-compliant condition. We do not inflate scope to maximize claim payout, and we do not understate damage to win a bid. Transparent documentation protects you when the adjuster's estimate comes in lower than the repair cost, because you have a third-party technical report that supports the full scope.

Permanent Repair to Florida Building Code

Once the scope is approved, we schedule the permanent repair. Our in-house crews remove damaged materials, inspect and replace wet or delaminated decking, install new underlayment meeting current Florida Building Code wind-uplift ratings, and install shingles, tile, or metal roofing to manufacturer specifications. All flashing is replaced with corrosion-resistant metal, and all penetrations are sealed with compatible sealants rated for Florida weather exposure.

Jack Pacetti noted in his review: "the thing that stood out to me is how he said the company doesn't outsource services or projects to sub contractors. The company is local and handles everything."

We pull permits for all work requiring them under Orange County and Seminole County code, and we schedule inspections at the sheathing stage and final stage. Florida Statutes 553.844(5) establishes that if a roofing system or roof section was built, repaired, or replaced under the 2007 Florida Building Code or later, and 25 percent or more of that system or section is being repaired, replaced, or recovered, only the repaired portion must comply with the current Florida Building Code, as outlined by the Florida Legislature. Roofs predating the 2007 code remain subject to the full threshold rule. We determine which standard applies and document it in the permit application.

Final cleanup includes magnetic sweeps for metal debris, disposal of all torn-off materials, and a walkthrough with the property owner to confirm the work meets expectations before we request final payment.

Florida's Storm History and Regulatory Environment

Florida's regulatory framework for roofing reflects decades of hurricane loss data. On May 19, 2025, Governor Ron DeSantis signed House Bill 715 into law, enacting significant updates to Florida's roofing regulations. Under this law, homeowners who sign roofing contracts after a declared state of emergency may cancel within 10 days of signing or before work begins, provided the contract was signed within 180 days of the event that caused the emergency. This protection was enacted to curb aggressive sales tactics following storm events, and it underscores the importance of working with contractors who prioritize documentation and transparency over speed-to-signature.

Hurricane Michael made landfall as a Category 5 hurricane on the Florida Panhandle on Wednesday, October 10, 2018, generating over 158,991 total claims and more than $8.5 billion in paid losses as of November 2, 2020, according to the Florida Office of Insurance Regulation. While Michael's impact was concentrated in the Panhandle, Central Florida experiences tropical storm force winds, heavy rainfall, and localized tornado activity nearly every hurricane season. Emergency roof repair capacity in Orlando remains essential infrastructure, not an occasional service.

What Our Customers Say

"I noticed some water damage in my home well over a month ago. It was determined at that time that the cause of the water damage was caused by a roof leak. Over the past few weeks, I have had 3 other roofing companies out trying to locate the source, with no success. I explained to Roof Bear my situation and they had someone out the very same day to make their assessment... Hector and his team not only showed up, but they were up on my rooftop during a rainstorm communicating via walkie talkie until the leak was finally located."

Neil Allen

"They were the only company that tarped the roof (checked on it multiple times and through a storm) before giving me an estimate. Others were quick to give me a price but had no concern about the leak! They did an amazing job!! It looks perfect and $1,600 savings on my homeowners."

Frequently Asked Questions About Emergency Roof Repair in Orlando

How to emergency roof repair?

Emergency roof repair begins with immediate containment: tarp damaged sections to stop water intrusion, then perform a diagnostic inspection to map all damage including hidden moisture. Document findings with photographs and thermal imaging, prepare a detailed scope, and execute permanent repairs to current Florida Building Code standards using materials that match or exceed the existing roof assembly. Pull permits where required and schedule inspections at sheathing and final stages.

How can I get my roof repaired if I have no money?

We offer financing starting at $0 down with approved credit, and no payments or interest for 18 months followed by a 10-year term. If your roof was damaged by a covered peril such as wind or hail, your homeowners insurance policy may cover the repair cost minus your deductible. We provide detailed damage documentation and attend adjuster inspections at no charge to help you present a complete claim, but we do not require you to sign over claim authority to us.

How urgent is roof repair?

Roof repair is urgent the moment water enters your home. Every hour of continued intrusion spreads moisture deeper into decking, insulation, and structural framing, increasing the scope of damage and the cost of remediation. Mold can colonize damp wood and drywall within 48 to 72 hours under Florida humidity. Tarping and temporary sealing stop the clock, but permanent repair should follow as soon as material and labor can be scheduled to prevent recurring leaks.

Can a handyman do roof repairs in Florida?

No. A general contractor must subcontract roofing work unless also certified as a roofer, with a narrow exception for installing or repairing wood shingles, wood shakes, or asphalt shingles on new buildings of their own construction, as specified by the Florida Legislature. A handyman without a roofing license may not perform roof repairs in Florida.
