Our Custom Roofing Services

Roof Repair

We address leaks, damaged flashing, lifted shingles, cracked tiles, and punctures in flat roofing membranes with permanent repairs rather than temporary patches. Our crews carry infrared cameras to locate moisture intrusion that is not yet visible from the interior, and we document findings with photos and written reports. We navigate these thresholds and explain what compliance requires for your specific project.
Learn more

Roof Replacement

We remove your existing roof system down to the decking, inspect and repair structural components, install new underlayment rated for Florida wind zones, and apply a new roof using GAF, Owens Corning, or CertainTeed materials with warranties spanning 25 to 50 years. For a typical 1500 square foot home in Florida, architectural asphalt shingles run approximately $7,500 to $12,000, while standing seam metal costs between $14,000 and $25,000, and tile roofing starts around $18,000. We pull all required permits, schedule inspections, and coordinate with your insurance adjuster when storm damage triggers the claim.
Learn more

Roof Inspection

Our inspection covers the roof surface, underlayment condition where accessible, flashing at chimneys and vents, soffit and fascia, gutter attachment, attic ventilation, and structural decking. We deliver a written report with photos, identified deficiencies, repair recommendations, and a cost estimate within 24 hours. Inspections are free when paired with a repair or replacement quote, and we perform pre-purchase inspections for buyers, annual maintenance checks for commercial property managers, and post-storm assessments for insurance documentation.

Commercial Roofing

Our GAF Commercial Certification qualifies us to install TPO, EPDM, and modified bitumen single-ply membrane systems on flat and low-slope commercial buildings. We coordinate with property managers and business owners to schedule work during low-occupancy periods, minimize disruption to operations, and meet Florida Building Code commercial standards. TPO membranes are heat-welded at the seams to create watertight bonds stronger than adhesive applications, and we install tapered insulation systems to eliminate ponding water that accelerates membrane deterioration.
Learn more

Storm Damage Roof Repair

After hurricanes and severe weather, we provide emergency tarping to prevent further water intrusion, document damage with photos and measurements your insurer will accept, and coordinate directly with adjusters to ensure your claim reflects the full scope of necessary repairs. We do not require you to sign a work authorization form before the inspection, a practice some contractors use to control the claim process. Our crews understand Florida wind rating requirements, the difference between repairable and non-repairable damage under your policy, and how to navigate supplements when initial estimates fall short.
Learn more

Emergency Roof Repair

We offer 24/7 emergency response for active leaks, missing roof sections, and structural compromise following storms or sudden equipment failure. Our crews arrive with tarps, fasteners, sealants, and temporary shoring materials to stabilize your property, then return during business hours to perform permanent repairs. Emergency tarping and temporary sealing are billed separately from reconstruction work, and we provide transparent pricing before we begin so you can make an informed decision under time pressure.

Metal Roofing

We install standing seam, 5V crimp, corrugated metal, aluminum, galvanized steel, Galvalume steel, stone-coated steel, and metal shingle systems engineered for Florida's wind zones and corrosive coastal air. Standing seam metal roofs carry a lifespan of 50 to 70 years, outlasting asphalt by decades, and many insurers offer premium reductions averaging $800 to $1,600 annually for homes with metal roofs. Metal expands and contracts with temperature swings, so proper fastening and clip spacing are critical to prevent oil-canning and panel separation during high wind events.
Learn more

Asphalt Shingles

We install architectural shingles, three-tab shingles, impact-resistant shingles rated for hail and wind, and energy-efficient cool roof shingles from GAF, Owens Corning, and CertainTeed. Asphalt shingles offer the lowest installed cost per square foot and a warranty period of 25 to 30 years depending on the product line. Florida's UV exposure degrades organic asphalt faster than in northern climates, so we recommend fiberglass-backed architectural shingles over older three-tab designs. Proper attic ventilation and underlayment selection extend shingle lifespan and prevent premature granule loss that voids the manufacturer warranty.

Tile Roofing

Tile roofs are known for their longevity, low maintenance, and distinctive appearance. They can last 50 years or more with proper installation and care. Roof Bear uses premium materials and expert installation techniques to ensure your tile roof withstands harsh weather and maintains its aesthetic appeal for decades.

GAF Energy Roof Installations

We hold Master Elite Installer status with GAF Energy, certifying us to integrate GAF Timberline Solar shingles into your roof system. These building-integrated photovoltaic shingles replace traditional roof coverage while generating electricity, offering a lower profile and more cohesive appearance than rack-mounted panels. Installation requires coordination between roofing and electrical work, and as a contractor licensed in both roofing and electrical disciplines, we manage the full scope in-house rather than subcontracting the electrical tie-in to a third party.

Roof Bear crew was friendly, professional, and efficient from start to finish! - completing the replacement of our roof in one day! Why We Built Roof Bear

We started Roof Bear in 2020 because Florida deserves a roofing contractor that treats licensing, insurance compliance, and material standards as non-negotiable rather than optional. State law is explicit: a general contractor certified after 1973 cannot advertise as a roofing contractor unless also certified or registered specifically for roofing work, per Florida Statutes 489.105. That same statute requires general contractors to subcontract roofing work unless they hold a state roofing certificate or registration. We hold the license, we carry the workers' compensation coverage required within 30 days of licensure under state board rules, and we employ our own crews rather than handing your project to someone we cannot vouch for.

Our Master Elite certification with GAF, earned by fewer than 2% of roofing contractors in North America, requires us to maintain proper licensing, insurance, a track record of customer satisfaction, and commitment to ongoing training. It also qualifies us to offer extended manufacturer warranties that other contractors cannot provide. We see following the rules as just the starting point, not the finish line, for what a roofing contractor should deliver.

Florida's climate compounds the stakes. Hurricane wind damage, salt air corrosion along the coast, tile degradation under UV exposure, and the interplay between your roof system and your insurance premium all demand that your contractor understand both the engineering and the regulatory environment. We do this work full-time, in Florida, where falls remain the leading cause of death and injury in the roofing industry according to OSHA.

How Florida Licensing Standards Protect Homeowners

Florida enforces roofing contractor licensing through both statute and board rule, creating a structure where only those who pass experience requirements, pass a trade exam, and maintain continuous insurance and bonding can legally advertise roofing services. The Florida Legislature specifies that contractors are divided into Division I (general, building, and residential contractors) and Division II (specialty contractors including roofing). A general contractor must subcontract roofing work unless also certified as a roofer, with a narrow exception for installing or repairing wood shingles, wood shakes, or asphalt shingles on new buildings of their own construction. No general contractor certified after 1973 may advertise as a roofing contractor without separate roofing certification.

State licensing boards require four years of documented experience or an equivalent combination of college coursework and field work, passage of a trade-specific examination, and proof of workers' compensation insurance within 30 days of license issuance or an approved exemption. Applicants must be at least 18 years old, and board rules stipulate that exam scores remain valid for only four years, after which the application expires and the candidate must retest. These requirements create a compliance floor that eliminates the most dangerous and unqualified operators but still allow wide variation in quality, material selection, and customer service among those who clear the threshold.

Inspectors crack down much harder after an emergency happens. Licensing violations that might draw administrative fines during normal periods can rise to felony charges when committed in disaster zones, yet the state simultaneously expands homeowner cancellation rights during those same windows. This tension rewards contractors who build compliance infrastructure in advance rather than scrambling to meet standards only when a hurricane approaches. We built Roof Bear to operate at full compliance year-round so that when the next storm makes landfall, we are already positioned to serve homeowners legally, safely, and transparently.

Cities and Counties We Serve Across Florida

Roof Bear operates throughout Florida's residential and commercial markets. Our crews serve Tampa, St. Petersburg, Clearwater, Fort Myers and the broader Tampa Bay region in Hillsborough County; Sarasota, Bradenton, Sarasota County; Orlando, Jacksnoville and Central Florida. We dispatch crews statewide and respond to quote requests within 24 hours regardless of location.

Jessica Ellis wrote: "8 out of those 10 companies (storm chasers) required that we sign a 'work authorization form' which I later learned is a scammy way of them getting to control the insurance claim to get more money. Roof Bear was 1 of the 2 companies that did NOT require anything to be signed nor did they ever even bring up my insurance."

Aubrey Devine noted: "After Hurricane Helene, I became worried about my ceiling caving in. With Hurricane Milton approaching, I was in a panic trying to find a roofer to repair my leak, as I'm in a Zone A flood zone. Hector responded immediately to my inquiry."

Daniel Vilchez described his experience: "I was getting tired of storm chasers so Roof Bear was definitely a breath of fresh air! They really went in depth at explaining the importance of quality materials and proper installation methods."

Lyle Dean wrote: "He made time to come and check out our roof, help tarp it up to keep any further water from penetrating and helped guide me in the insurance process."

Bailey Shey Morris shared: "It was a huge relief knowing I had a Master Elite contractor handling the job - top-tier quality and peace of mind."

Frequently Asked Questions

What is the 25% roofing rule in Florida?

Florida Statutes 553.844(5) establishes that if a roofing system or roof section was built, repaired, or replaced under the 2007 Florida Building Code or later, and 25 percent or more of that system or section is being repaired, replaced, or recovered, only the repaired portion must comply with the current Florida Building Code. Roofs predating that edition remain subject to the full 25 percent replacement threshold under Florida Building Code Existing Building section 706.1.1, which can require upgrading the entire roof to current standards if the repair exceeds the threshold.

What is the average cost for a new roof in Florida?

The cost of a new roof in Central Florida ranges from $8,000 to over $20,000 for a full replacement, driven by roof size, material choice, structural complexity, and decking condition. For a 1500 square foot house using architectural asphalt shingles, expect $7,500 to $12,000. Standing seam metal on the same home runs $14,000 to $25,000, and tile roofing typically starts around $18,000. Metal roofing in the Orlando area specifically costs $9 to $23 per square foot installed, translating to $18,000 to $40,000 for a 2,000 square foot home.

Who is the largest roofing contractor in Florida?

Florida hosts dozens of roofing contractors operating at regional and statewide scale, and no single reliable public database ranks them by revenue, employee count, or project volume in a way that definitively identifies the largest. National firms, regional chains, and large independent operators all compete for commercial and residential work. Roof Bear focuses on maintaining GAF Master Elite certification, in-house crews, and direct accountability rather than competing on size, because the contractor who answers your call and stands behind the warranty matters more than the one with the most locations.

What is the 15 year roof rule in Florida?

Florida insurance law requires many insurers to provide premium discounts or coverage options based on roof age, with significant changes often occurring at the 15-year mark. Some carriers will not write new policies on homes with roofs older than 15 years without a recent inspection certifying remaining useful life, and others impose higher premiums or mandate replacement as a condition of coverage. The rule is not codified uniformly across all insurers but reflects widespread underwriting practice in response to Florida's elevated hurricane risk and the correlation between roof age and claim frequency.
