Ridge caps receive a double bead of roofing cement and are nailed with two fasteners per cap on each side of the ridge, staggered to avoid splitting. The Florida Building Commission permits standing seam metal roof panel systems that pass the Static Water Leakage Test criteria of ASTM E2140 to be installed to a minimum slope of 1:12. We install underlayment and flashing to the same standard as tile or shingle roofs, because metal panels shed water rapidly and any underlayment defect will telegraph through as a leak.

Flashing, Penetration Sealing, and Final Inspection

We install step flashing at all roof-to-wall intersections, counter-flashing over it where the wall is masonry or stucco, and through-wall flashing integrated with the building's water-resistive barrier. Plumbing boots, attic vents, and electrical mast penetrations receive new neoprene or EPDM collars, bedded in roofing cement and sealed at the top edge with a bead of polyurethane sealant. Chimney flashing is counter-flashed into a reglet cut into the masonry, sealed with polyurethane, and covered with a cricket on the high side if the chimney is wider than 30 inches.

Our final walk-through verifies that all ridge vents are installed and unobstructed, that gutters and downspouts are clear, that no fasteners are exposed, and that all debris has been removed from the property. We use magnetic rollers to collect metal fasteners from driveways, walkways, and landscaping. We photograph the completed roof from all four elevations and provide those images as part of the project close-out package.

Warranty Registration and Documentation Handoff
